New Short Sale Laws for 2012


We wanted to call your attention to the strict short sale timelines that mortgage servicers will be held to under the terms of the state Attorneys General foreclosure settlement that was filed in federal court this week(March 12), and that we previously communicated to you in February. As reported on HousingWire.com, the new requirements for short sales include the following standards for the nation’s five largest mortgage servicers (Ally/GMAC, Bank of America, Citi, JPMorgan Chase and Wells Fargo):

Mortgage servicers are required to give a decision to a borrower within 30 days of receiving a completed short sale request package.

The servicers’ internal groups must review all short sale requests in the first two months of the quarter, according to Exhibit E in the settlement filed this week.

And if a servicer takes longer than 30 days on more than 10% of the requests, the firm is considered in "potential violation."

The settlement also requires a servicer to notify a borrower within 30 days if any documents are missing from the request package.

Servicers will also be required to notify a borrower if there is a deficiency payment needed before the short sale is approved, including an approximate amount.

If more than 5% of all short sales approved in a given quarter did not include this disclosure, the bank would be in violation.

Documents pertaining to the Mortgage Servicing Settlement are available on the U.S. Department of Justice Web site as well as the National Mortgage Settlement Web site.

Prince Frederick Crossing Model Home





This morning when I woke up and looked out the window to see nothing but grey cloudy skies and what seemed to be the start of gloomy rainy Sunday I thought to myself… what a perfect day to drive around and look at houses…  I often find myself on Sundays driving around checking out the latest FSBO listings or dropping in on an open house or two…but my absolute favorite is touring model homes…  Professionally decorated with all the bells and whistles its hard walking thru one of these models and not imagine how great it would be living in such a picture perfect house… but any one with kids knows those are just pipe dreams...They have their own decorating plans that usually involve crayons on the walls and oatmeal on the floor...   Model homes are also a great place to find inspiration for your own home improvement projects spending a Sunday touring model homes will definitely get your interior decorator juices flowing.… 

This Sunday I found myself in Prince Frederick Crossing a  BuiltRite Community in you guessed it.. Prince Frederick Maryland... Prince Fredrick is located right about in the middle of Calvert County and has a population of 2,586 according to the 2010 census.…The  Prince Frederick Crossing community  is located off rt. 231 behind the Prince Frederick Campus of the College Of Southern Maryland... On the day that I visited they had two homes ready to move in and three lots ready to start building a custom home immediately…  The homes are being built by BuiltRite and they had seven different models to choose from.  The smallest models base price was $ 293,900 and came in at about 1397 Sq Ft.  The largest was 2124 Sq Ft and started at $ 345,600...
